500 Park Avenue Apartments located in Baltimore, MD consisted of a newly constructed, six story residential complex. Construction included 153 apartment units, with a mix of studios, one-bedroom and two bedroom units. Additionally, a lower level parking garage and 1st floor retail space was included.
HBS Solutions provided Building Commissioning Services in accordance with the Baltimore City adopted IGCC construction code & requirements. Systems commissioned included all HVAC Systems, Controls, Normal & Emergency Power Distribution, Lighting and Lighting Controls.
The Clarksville Commons sustainable mixed-use project consisted of two buildings (North & South Building). The North Building is 27,624 GSF and the South Building is 20,541 GSF. Clarksville Commons is designed for future retail, restaurant, and office fit-outs. The project achieved LEED 2009 Certification.
HBS Solutions provided Building Commissioning Services in accordance with the LEED 2009 Fundamental Commissioning prerequisite. Through the Commissioning process, HBS Solutions was able to verify all energy related systems were installed, calibrated and operate according to the design intent. This included two separate Rooftop Photovoltaic Solar Systems on each building.
As a pre-approved Retro-Commissioning provider through BGE’s Large Building Tune-Up program, HBS Solutions was able to provide a Turn-Key approach that identified, evaluated, quantified, implemented and verified Energy Conservation Measures (ECMs). The ECMs included in this engagement provided improved operational efficiency and resulted in quick returns on investment. Particular attention was focused on low-cost and operational driven savings as core strategies to energy conservation.
The BGE Large Building Tune-Up (LBTU) process involves five phases: the application, preliminary energy study, detailed investigation, implementation and verification phase. Financial incentives are provided through the program that cover up to 75% of the total project costs, with a per project cap of $30,000.
